An opening note on economic development in Superior: we have the lowest vacancy rates ever for Rock Creek Village and Superior Marketplace and opened up a record number of new businesses in 2023 and 2024. And what’s amazing about many of these new businesses in all areas of Town is that so many of them are locally-owned businesses… with Superior residents as owners. So next time you are shopping in Superior (i.e., Lewis Sweet Shop, Kwosson, Colorado Carbon Bikes, the Raw Pet Company, CB Arts, etc…) introduce yourself to the owner/s. They might actually be your neighbor! When I promote “Shop Superior” or “Shop Local,” we’re not just helping our sales tax base, we’re actually helping our neighbors too!
As for Downtown Superior, this area has really come to life over the past year, and we’re excited to see additional progress in 2025. Here’s a map of the various blocks in Downtown Superior, which lists the allowable land-uses on each block.
On January 8, 2024, the Town Board approved the Coal Creek Innovation Park on Blocks 2, 5, 8. Once developed, Blocks 2 and 5 will have two Lab/Office buildings directly North of Main Street and East of McCaslin. There will also be a parking garage on Block 5. Here’s an aerial rendering that shows the two lab/office buildings (Buildings B & D) as well as the parking garage (Building C).
South of Main Street on Block 8, there will be a Mixed-Use building (with 251 residential units) and a parking garage as well (Building A on the above rendering). When completed, this project will bring a much-needed office component to the project, which in turn will support local businesses along Main Street.
We are anticipating a groundbreaking for the Mixed-Use building on Block 8 sometime this Spring. Blocks 2 and 5 are currently in the pre-leasing phase and are expected to break ground once certain leasing milestones are reached.

On April 22, 2024, the Town Board approved a rezoning to the Discovery Office Park PD for Pennrose, LLC to build senior affordable housing in the Southwestern portion of the Downtown Superior development. This project would deliver 48 deed-restricted, affordable for-rent units for persons 55 years of age and older. Pennrose is currently working their way through State funding requests and we hope to see an FDP for their building sometime this year.
There are a bunch of new businesses that opened their doors in Superior in 2024… and even more are coming soon. Here’s a snapshot of those located in Downtown Superior:

There are already two great options to grab a meal in Downtown Superior. Bambei Brewing, located at 100 Superior Plaza Way, Suite 102 (next to Superior Liquor) is an amazing microbrewery with great starters, sandwiches, and burgers.
The Stable Bar & Grill, located on the 2nd floor of the Blue Sport Stable at 1 Superior Drive, recently rebranded and revamped their menu. They serve delicious salads, sandwiches, pizzas, entrees, and desserts… and have a great kids menu as well, not to mention a full bar.
But there’s more in the works…
On March 10, 2025, the Town Council heard a presentation from BB.Q Chicken, a Korean BBQ Chicken restaurant. Proprietors Cynthia and Tim brought dinner for us that night and we got to sample a host of different options from their menu — the food was absolutely delicious! They would be located on Main Street next to Menchies frozen yogurt. Negotiations for a lease are in the works.
On April 22, 2024, the Town Board approved a Final Development Plan (FDP) for Bigsby’s Folly — a 6,200 square foot winery, restaurant, and event venue, with outdoor patio seating and a rooftop deck. Bigsby’s Folly wouldn’t just be a restaurant/winery… but it would be a regional destination and a great venue for those hosting wedding receptions, parties, and corporate events, with amazing views of the Flatirons! We are hoping for a groundbreaking in Q2 of this year. Bigsby’s Folly will be located along Creek View Way, east of Marshall Road, just South of Superior Commons Park.
On July 8, 2024, the Town Board approved an FDP for an Everhome Suites Hotel in Downtown Superior — a four-story, 57,972 square foot extended stay hotel with 114 guest rooms, which will be located next to where the previous Element Hotel was located prior to the Marshall Fire. Having a hotel in Superior will be a big deal for Downtown Superior — especially given the regional draw for the hockey community visiting the Blue Sport Stable. We’ve recently learned that the operator of this hotel is going to re-brand the hotel as a Hyatt hotel, which in turn, is involving some changes to the hotel’s design aesthetics. We hope to see this project break ground in 2025.
The former Element Hotel site is now being marketed by a new broker. It’s my understanding that several hotel developers are interested in this property and we hope to see some progress on this property soon.
Last year, a new dog park opened in Downtown Superior (located just up the hill to the South of the Blue Sport Stable and next to Central Park (which is currently under construction). This dog park provides an off-leash area for small and large dogs and some of the best views in Superior.
As for Central Park, electric and water/irrigation infrastructure has been installed. Currently, crews are laying base material to support walkways, a shelter, and the half-court basketball court. Concrete sidewalks are being poured and utility infrastructure installation continues. Here’s an aerial rendering of Central Park (including the dog parks that are already open). We hope to see Central Park completed early summer.
We’ve got a lot of events planned for Downtown Superior this year. We’ll be bringing back our extremely popular Summer Concert Series on alternating, every-other Saturday nights throughout the summer. We’re also excited to launch the Superior Summer Market on Main Street in Downtown Superior as well. The Superior Summer Market will be a monthly street-faire experience on a Wednesday night (monthly from May thru October).

Construction on the Town’s new Downtown Civic Space (which will be located adjacent to the plaza on Main Street) continues. This project remains on schedule with construction completion in May and a grand opening scheduled to coincide with the June 18 Summer Market. Some people have asked why we’re going to have a Downtown Civic Space when we already have the Superior Community Center.
Back in 2013, when the Town Board approved the initial plans for Downtown Superior, those approvals included $10M worth of contributions by the developer towards certain public improvements, like parks & civic space. The developer has now constructed the civic space, and has turned it over to the Town to complete the interior finishes.
The Downtown Superior development plans predate the Town’s ownership of the Superior Community Center — which came about as a result of a lawsuit between the Town and the owner of the building previously leased to Land Rover. I won’t bore you with the details of that dispute, but it’s how we came to own what is now the Superior Community Center. The SCC has undoubtedly been a great asset to Town — it helped us mobilize resources and respond to the Marshall Fire and regularly serves as a meeting and gathering place for residents and community groups. It’s hard to imagine how we got by in Superior before we had the SCC.
Meeting space at the SCC, however, is a hot commodity — after school-hours, its rooms are booked solid by all sorts of groups: town advisory committees, Cub Scouts and Girl Scouts troops, birthday parties, classes, choir practices, ukulele jam, etc…
But do we need some more space? While we have to pay to finish the interior of the DTS civic space, the developer constructed and is giving that space to us for free. In my opinion, more meeting space is needed and will definitely get used as our Town continues to grow. I don’t think it’s wise to walk away from free space and I’d much rather take the space that was agreed to be built for the Town back in 2013/2014 and flexibly use that asset as our town grows, instead of scrambling to find more space, which would inevitably cost the town more. I also believe that the Downtown Civic Space will serve as an anchor for the Downtown Superior development. We’ve already seen its potential with the Plaza Palooza Fall Festival, and it will be exciting to see how we are able to activate Main Street in Downtown Superior and turn it into a central hub for our community to gather and celebrate, well into the future.
